PRELIMINARY WORK/FEES
Soil and footing report including contour plan & drainage layout, Working drawings, Council & SA Water applications Building and Building indemnity insurance and Home Owners Warranty Insurance are all included in the standard price.
PREPARATION OF SITE
All weather access to and clearing of the site is the responsibility of the owner.  If the builder is unable to determine the extent of site boundaries, a boundary survey will be carried out at the expense of the owner
PORTICO'S, GARAGES & VERANDAHS
Where indicated on standard plans are included in the standard price.  Single garages include 1 x 2400mm manual roller door and one internal hinged door to main living area of house.  Double garages include 2 x 2400mm wide manual rooler doors and one internal hinged door to main living area of house.
FOOTINGS
S Class Waffle Pod system including 85mm 20MPA concrete slab.
(Level site assumed - A/S class soil conditions)
WHITE ANT TREATMENT
Termguard white ant treatment fitted to through slab penetrations.
STEEL WALL AND ROOF FRAME
Supaloc 75mm x 35mm steel framing system engineered to 33mps wind speed.
EXTERNAL CONSTRUCTION - BRICK VENEER
Brick veneer construction with Granosite rendered finish to front elevation, bagged and paint finish to remainder.  Grey mortar with flush joints.  Brick on edge sills, sofit linings to eaves and verges.  90mm x 90mm steel square posts with colonial shoes where applicable.  R2.0 rockwool insulation to external walls including garage.
INTERNAL CONSTRUCTION
10mm plasterboard to internal walls, 10mm Aquacheck to laundry and WC walls, 6mm cement fibre sheet to shower recesses and 10mm Aquacheck to remainder of bathrooms.  90mm cornices throughout.  67mm x 19mm Customwood single bevel to skirtings and architraves.  R3.3 insulation batts to ceilings including Garage.
ROOF
Colourbond steel at 20 degree pitch to Standard Designs and Owner designs.  Colourbond gutters and fascias.  Painted 75mm PVC stand-off downpipes.
ALUMINIUM WINDOWS AND SLIDING DOORS
Powder coated sliding Aluminium throughout from builder's standard range, sizes as per Standard Plan.  Keyed sash locks to all windows and Patio bolts to external sliding doors where applicable.  Clear safety glass to external sliding doors, Obscure glass to WC & Bathrooms.
FLYSCREENS
Aluminium frame with Fibreglass flyscreens to all windows (not to sliding doors)
APPLIANCES
Electric Omega OO651X Fan Forced Under Bench Stainless Steel  Oven and Electric Omega OE60X Cook top Stainless Steel.  Gas appliances can be substituted where mains gas is available.
SANITARY WARE
1¾  Bowl Stainless Steel kitchen sink. 1525Acrylic white bath.  White porcelain Vanity Basin, Stylus Venecia closed couple white porcelain toilet pan or similar with matching cistern and seat, Posh solus 45ltr stainless steel/white acrylic  laundry trough incl. PAINTING
Solver paints used throughout colour from builders standard range.

Two coats acrylic to all exposed timbers, gable cladding posts & shoes eaves and timber windows if applicable.  Two coat satin enamel to front door.
Internal

SANITATION AND WATER SUPPLY
Sewer Connection

Drains in accordance with SA Water requirements. Where no sewer connection exists on a site, the owner shall pay the cost for this service in addition to the contract price.
Water Connection
Where there is no water meter connection point or the meter is to be relocated, then the owner shall pay the relevant costs in addition to the contract price.
RAINWATER PROVISION
At first fix plumbing frame stage the builder is to provide a separate run from rainwater tank to one toilet or Laundry and to provide a mains water point to change over device.  A single external power point is also included.
SERVICES
Sewer Allowance
Allowance of forty five (45) metres (excluding digging through slab if required).  One (1) vent and four (4) inspections points included.
Electrical Supply
Total of twelve (12) lineal metres single phase from an existing in ground ETSA service pit.
Telstra
Telstra installation includes up to twelve (12) lineal metres of underground conduit and draw-wire placed in the same trench as the electrical cable.  Further costs apply when circumstances on site differ from those stated above.
Plumbing
Total run of eight (8) metres from an existing SA Water meter to house entry point.  Builder is to install a 20mm isolating valve and 20mm pressure reduction valve including path box as per regulations.
OPTIONAL DISPLAY FEATURES
Are not included in the standard price but may be included in ary home and individually priced accordingly.
DISPLAY ITEMS
Display items are not included in the home price.  Display items include furniture, all floor coverings (incl. floor tiles in entrances, kitchens and living areas) light fittings, window treatments, pergolas etc.
